Luxury Properties for Sale in Zakynthos

A sharply divided island: a protected turtle-nesting south, a mass-market strip, and a genuinely high-end east that most buyers never see.

Where to buy in Zakynthos#

The Vassilikos peninsula#

The island's quiet south-east: long calm beaches, pine and low development, with the best of the island's villa stock. Note that parts of the peninsula sit inside the marine park boundary, which governs what can be built and how the beach can be used.

Tragaki and the north-east#

Where the newest high-end hotels have gone, on a gentle coast close to Zakynthos town. The most active end of the market and the easiest to resell.

Zakynthos town and the hills behind#

A rebuilt Venetian town with real year-round life, and villages in the hills above it with long views over the bay at modest prices.

The west coast#

Cliffs, the famous shipwreck cove, and almost no buildable coastal land. Spectacular, largely inaccessible, and a very small market.

What it costs on top of the price#

Budget around ten percent above the purchase price. Transfer tax, notary fees, Land Registry registration, legal fees and agency commission make up the predictable part. New-build property is treated differently from resale for tax, and the rules have been revised more than once, so confirm which applies to your specific purchase at the time you buy rather than relying on last year's figure.

If you intend to let the property short-term, registration is mandatory and the income is taxable in Greece. Factor the management fee as well: a house let professionally in Zakynthos will give up a meaningful share of gross to the people who run it, and running it yourself from abroad is harder than it sounds.

Does it rent, and for how long?#

Zakynthos lets from May to early October with July and August doing most of the work. The airport is well connected in summer and quiet otherwise, which keeps flights cheap and the season compressed.

The island's reputation is set by one strip, and that depresses perception more than it depresses the top end. Vassilikos and Tragaki compete with good Ionian stock elsewhere and are priced below Corfu for comparable quality - which is the argument for buying here.

Frequently asked questions

What does the marine park actually restrict?

It governs development, lighting, beach access and use around the loggerhead nesting beaches in Laganas Bay and parts of the south. The rules are specific and enforceable; a local lawyer should confirm a plot's status in writing before purchase.

Is Zakynthos too mass-market for a high-end house?

The island is bigger and more varied than its reputation. Laganas is one strip; Vassilikos and the north-east are a different island, and that is where the serious stock sits.

How long is the season?

May to early October, with July and August doing most of the work. The airport is well served in summer and quiet the rest of the year.
