Where to buy in Paros & Antiparos#
Naoussa and the north-east#
The island's prime: the old fishing harbour, the restaurant scene, and the bays around Kolymbithres. Most of the serious money has gone here and resale is correspondingly easier.
Parasporos, Kampos and the south-west#
Calmer water, longer beaches and a more family-workable register, within fifteen minutes of the port. The practical choice for a house that will actually be used rather than photographed.
The east coast and Golden Beach#
Windsurfing water, big open sand, and a cooler, breezier summer. Lower prices and a shorter, more weather-dependent letting season.
Antiparos#
A short ferry from Paros and an entirely different market: small, private, and with a buyer list that mostly already owns there. Stock is thin and the island's character is actively protected, which is the point.
What it costs on top of the price#
Budget around ten percent above the purchase price. Transfer tax, notary fees, Land Registry registration, legal fees and agency commission make up the predictable part. New-build property is treated differently from resale for tax, and the rules have been revised more than once, so confirm which applies to your specific purchase at the time you buy rather than relying on last year's figure.
If you intend to let the property short-term, registration is mandatory and the income is taxable in Greece. Factor the management fee as well: a house let professionally in Paros & Antiparos will give up a meaningful share of gross to the people who run it, and running it yourself from abroad is harder than it sounds.

Does it rent, and for how long?#
Paros lets roughly from late May to late September, with a meaningful July and August premium and a growing shoulder as the island's restaurant scene has pulled a different kind of visitor. Naoussa carries the strongest rates.
Antiparos is a smaller and quieter market in every sense. Fewer weeks, fewer properties, and owners who mostly do not let at all - which is part of why the island feels the way it does, and part of why what little comes to market holds its price.

Frequently asked questions
Is Paros still good value?
Relative to Mykonos, yes. Relative to Paros five years ago, no. The growth has happened; what remains is a market with real depth and a season that keeps lengthening.
Can I buy land and build?
Sometimes, and less often than before. Out-of-plan building on the Cyclades has been restricted and plot size, road access and slope all gate it. Get an engineer's written confirmation before you commit.
Why is Antiparos so expensive for its size?
Because almost nothing is for sale. Scarcity, a protective local planning culture and a well-known owner base keep the market small and firm.
