Luxury Properties for Sale in Mykonos
The most liquid resale market in the Cyclades, and the one where planning compliance is most likely to be the thing that kills the deal.

Where to buy in Mykonos#
Agios Lazaros, Psarou and Aleomandra#
The prime south-west. Walking distance or a short drive to the beaches that set the island's reputation, with the deepest buyer pool and the firmest resale. You pay for the postcode and you get it back when you sell.
Tourlos, Agios Stefanos and the north of town#
Sunset-facing, close to the old port and the town, and more usable out of season because you are not dependent on a car for dinner. Often better value per square metre than the south-west for a comparable view.
Ano Mera and the interior#
Space. Larger plots, real agricultural land, and prices that make a proper house with grounds possible. The trade is a ten to twenty minute drive to everything, which in August is not a small thing.
Elia, Kalafati and the east#
Quieter, greener by Mykonos standards, and a noticeably calmer register. The east coast has become the answer for buyers who want the island without the south-west's traffic.
What it costs on top of the price#
Budget around ten percent above the purchase price. Transfer tax, notary fees, Land Registry registration, legal fees and agency commission make up the predictable part. New-build property is treated differently from resale for tax, and the rules have been revised more than once, so confirm which applies to your specific purchase at the time you buy rather than relying on last year's figure.
If you intend to let the property short-term, registration is mandatory and the income is taxable in Greece. Factor the management fee as well: a house let professionally in Mykonos will give up a meaningful share of gross to the people who run it, and running it yourself from abroad is harder than it sounds.
How the areas compare#
| South-west prime | Town and north | Interior and east | |
|---|---|---|---|
| Resale speed | Fastest in Greece | Good | Slower |
| Plot size | Small, expensive | Variable | Largest |
| Peak weekly rate | Highest | Strong | Moderate |
| Car dependency | Low to moderate | Lowest | High |
| August traffic | Severe | Severe | Manageable |
Does it rent, and for how long?#
Ten weeks carry the year. Mid-June to early September is the market, and within that July and August are most of it. The rates in those weeks are the highest in Greece by a wide margin, which is why the arithmetic works despite the short window.
The practical consequence for an owner is that you will not comfortably use the house in peak season if you also want it to earn. Most owners here take late May, June or late September. If that does not suit how you want to use a holiday home, Mykonos is the wrong island to buy on, however good the yield looks.

Frequently asked questions
Why does the survey matter so much on Mykonos?
Because unpermitted additions are common and the liability transfers with the property. A lawyer and an engineer checking the permit file against what is physically standing is not optional here, and it routinely changes the price or ends the transaction.
Can I still build on Mykonos?
Outside the settlement boundaries building is heavily restricted, and plot size, road access and slope all gate what is possible. Land marketed as buildable should be confirmed as such in writing by an engineer before any deposit.
Does a Mykonos house pay for itself?
More often than anywhere else in Greece, because the weekly rates in peak season are exceptional. The season is short, though, so the arithmetic rests on July and August performing.
