Luxury Properties for Sale in Lefkada
The Ionian island you drive to. No ferry, no flight connection to worry about, and prices that have not caught up with that advantage.

Where to buy in Lefkada#
The east coast: Nydri, Lygia, Perigiali#
Sheltered water facing the private islets, a working sailing scene and the island's marina infrastructure. The practical side for anyone with a boat, and the easiest to let.
The west coast: Agios Nikitas and the cliffs#
Above Egremni, Porto Katsiki and Kathisma - some of the most photographed coastline in Greece. Dramatic, west-facing and exposed, with access roads that need checking in person.
The south: Vasiliki and Ponti#
Reliable afternoon wind, which made Vasiliki a windsurfing destination and keeps a specific summer crowd coming back. A defined rental niche rather than a general one.
The interior and the north#
Villages in the hills with olive terraces and long views, at the lowest prices on the island, and Lefkada town itself at the causeway end.
What it costs on top of the price#
Budget around ten percent above the purchase price. Transfer tax, notary fees, Land Registry registration, legal fees and agency commission make up the predictable part. New-build property is treated differently from resale for tax, and the rules have been revised more than once, so confirm which applies to your specific purchase at the time you buy rather than relying on last year's figure.
If you intend to let the property short-term, registration is mandatory and the income is taxable in Greece. Factor the management fee as well: a house let professionally in Lefkada will give up a meaningful share of gross to the people who run it, and running it yourself from abroad is harder than it sounds.
How the areas compare#
| East coast | West coast | Interior and north | |
|---|---|---|---|
| Price band | Middle | Highest | Lowest |
| Water | Sheltered, boat-friendly | Open, dramatic | Views only |
| Letting demand | Strongest | Strong but weather-bound | Modest |
| Access road | Good | Check it yourself | Variable |
| Resale speed | Best on the island | Moderate | Slow |
Does it rent, and for how long?#
Lefkada lets from June to September, with a short shoulder either side. It is a narrower window than Corfu's and the rates are lower, but so is the entry price, so the yield can still work.
The island's real advantage for an owner is use rather than yield. Because you drive on across the causeway, a Lefkada house is realistically a long-weekend property from Athens or Thessaloniki in April and October, which is simply not true of anywhere that needs a ferry booking.

Frequently asked questions
How do people get there?
By road. The nearest airport is Preveza-Aktion, about forty minutes away, and the island is otherwise reached by driving across the causeway - so a late flight or a cancelled ferry does not strand you.
West or east coast?
West for the views and the beaches, east for usability, water sports and letting. West-coast access roads vary enormously; drive the final kilometre yourself before you buy.
Is the rental market strong?
Moderate and improving. It does not reach Ionian top-end rates the way the Corfu north-east does, but the entry price is lower, so the yield arithmetic can still work.
