Luxury Properties for Sale in Athens Riviera
The only Greek coastal market where the house works in February: a hospital, an airport and a functioning city behind the seafront.

Where to buy in Athens Riviera#
Glyfada#
The commercial heart of the coast: shops, restaurants, schools and the shortest commute into the city. Mostly apartments, with villas inland from the main avenues. The most liquid stretch and the easiest to let long-term.
Voula and Kavouri#
Quieter and leafier, with the best balance of beach access and residential calm. Kavouri in particular holds genuine seafront villas on a peninsula, which is scarce stock anywhere on the coast.
Vouliagmeni#
The top of the market. A small peninsula with its own bays, the Astir complex, and the lowest turnover on the coast because people do not sell. Expect to wait for the right thing.
Varkiza to Sounio#
Where the coast opens out and the prices fall. Bigger plots, real sea frontage, and a drive rather than a walk to the city. Sounio is a genuinely different proposition - remote, spectacular, and seasonal in a way the rest of the Riviera is not.
What it costs on top of the price#
Budget around ten percent above the purchase price. Transfer tax, notary fees, Land Registry registration, legal fees and agency commission make up the predictable part. New-build property is treated differently from resale for tax, and the rules have been revised more than once, so confirm which applies to your specific purchase at the time you buy rather than relying on last year's figure.
If you intend to let the property short-term, registration is mandatory and the income is taxable in Greece. Factor the management fee as well: a house let professionally in Athens Riviera will give up a meaningful share of gross to the people who run it, and running it yourself from abroad is harder than it sounds.
How the areas compare#
| Glyfada | Voula and Kavouri | Vouliagmeni | |
|---|---|---|---|
| Dominant stock | Apartments | Apartments and villas | Villas and estates |
| Resale liquidity | Highest | High | Lowest - little turnover |
| Long-term letting | Strongest demand | Strong | Thin |
| Walk to services | Everything | Most things | Car needed |
| Price band | High | High | Top of the coast |
Does it rent, and for how long?#
This is the only coastal market in this guide where the word season barely applies. The beaches run May to October, but the restaurants, the marinas and the city behind them run all year, and so does the rental demand.
That is the structural argument for the Riviera over an island: an asset that is occupied in February. The trade is price per square metre, which is higher here than almost anywhere else in the country outside the Santorini caldera.

Frequently asked questions
Is the Riviera better value than an island?
Different, rather than better. You pay more per square metre than most islands but you get twelve months of use, year-round services and a market that does not depend on tourism alone.
What is Ellinikon and does it matter to a buyer?
It is the redevelopment of the old Athens airport site into a large mixed-use district with a marina, park and towers. It matters because it has already moved prices along the whole coast and will keep doing so as phases complete.
Apartment or villa?
For resale and for letting, the apartment. For use, the villa. The seafront apartment market here is deep and quick; villas are slower in both directions.
