Crete Villas: You Are Choosing a Third of the Island, Not a House

On most Greek islands the wrong area costs you a drive to dinner. On Crete it can cost you two and a half hours from the airport before the holiday starts.

Why this island breaks the usual rules#

Crete is 260 kilometres long. You cannot base yourself in one place and see it, and nearly everyone who tries spends the week in a car regretting it. The practical approach is to pick a third - west, centre or east - treat it as the holiday, and accept that the rest of the island is a different trip.

The second thing that makes Crete different is water. There are rivers here, and plane trees, and vegetable fields. A villa garden on Crete is a real garden, not three olive trees and gravel. If your previous Greek holidays were Cycladic, the green takes some adjusting to.

And unlike the islands, Crete has a life outside summer. That is why its villa season runs from April to late October rather than June to September, and why shoulder-season rates are so much better value here than anywhere in the Cyclades.

Six places to look, west to east#

Where to rent, by region

Apokoronas

West, between Chania and Georgioupoli

The island's established villa belt and the easiest place to book well. Green foothills under the White Mountains, villages with working squares, and the deepest stock of proper houses with gardens and full-size pools. Twenty-five minutes from Chania airport and the old town.

Chania and the Akrotiri peninsula

Far west, around the Venetian harbour

The most beautiful town in Greece by a wide margin, and a rare case where staying near a city is the right call. Villas sit on the slopes behind and on the Akrotiri peninsula, fifteen minutes from the harbour and ten from the airport. Stock is smaller than Apokoronas and goes early.

Rethymno and its hinterland

Centre-west, halfway along the island

The compromise position - an hour from either airport, a handsome Venetian old town, long sandy beaches and lower prices than Chania for the same house. The hinterland villages behind it are the best value on the island.

East, around the gulf

The deepest stock in eastern Crete and the base for the Mirabello. Steep slopes above a very blue gulf, villas with real sea views, and a town that stays open and useful. An hour from Heraklion airport.

Elounda and Plaka

East, north of Agios Nikolaos

Greece's most concentrated stretch of five-star hotels, which is exactly why private villa stock here is thin - the land went to resorts. Worth looking at, but expect a handful of options rather than a market, and check Agios Nikolaos in the same search.

Centre, inland from the capital

Overlooked, and the best option if the trip is about Knossos, the archaeological museum and the vineyards of Peza and Archanes rather than a beach. Inland houses here are large, cheap and properly hot in August.

Getting the decision right#

  1. Pick the third of the island first

  2. Check the drive from the airport, in writing

  3. Decide beach or hills

  4. Book the car at the same time

  5. Plan one long inland day, not five

Frequently asked questions

Chania or Heraklion airport?

Chania for anything in the west - Apokoronas, Chania itself, western Rethymno. Heraklion for the centre and east. The drive between them is about two and a half hours on the motorway.

Is Elounda worth it for a villa?

It is the most beautiful stretch of coast in eastern Crete, but the land went to hotels and private villa stock is genuinely thin. Search Agios Nikolaos at the same time.

Can I see all of Crete in a week from one villa?

No, and attempting it is the most common Crete regret. Pick a third. The island rewards depth far more than coverage.

When is the best time for a villa on Crete?

Late May to mid June, and all of September. The sea is warm, the island is working, and rates are a long way below August.

Is the south coast worth basing on?

For a second or third visit, yes - Loutro, Agia Roumeli, Plakias are extraordinary. For a first visit with a family, the north coast is far easier.
